On the new-build market my fee is paid by the developer, so you pay no commission. The apartment costs the same whether you buy directly from the developer or through me. The difference lies in what comes on top of the price.

Who will look after you

My name is Katarzyna. For 16 years I have been helping Poles buy their dream home.

I live on the Costa Blanca, and my Aria Spain office is in Alicante. I write about life and property in Spain for Forbes. I invest myself too, so I look at every property as if it were my own money.

I'm based locally and always at your disposal. Before you reserve anything, every listing undergoes a legal audit. After the purchase I continue to help: with utilities, taxes and letting, if you want the apartment to earn money.

  • Costa Blanca and Costa del SolI know where life goes on all year round and where everything closes in winter. I'll show you before you choose.
  • I deal with developers and authoritiesDeveloper, bank, notary, local authorities – I handle it all for you, and you receive documents ready to sign.
  • Office in AlicanteOur team is on the ground even when you are in Poland: apartment handover, utilities, after-sale matters.

Questions

Answers to the most frequently asked questions

Money and costs

How much does it cost to work with you?

The same as buying directly from the developer. My fee is covered by the developer. Your NIE, bank account and translations are included in the price, as is a lawyer for purchases from EUR 350,000.

Is my money safe while the flat is still under construction?

Yes. In Spain, every payment towards a build must be secured by a bank guarantee or an insurance policy – if the developer fails to build, your money is returned to you. Before you reserve anything, a lawyer checks the developer and the contracts, and you receive the report in Polish.

What does buying really cost on top of the apartment price?

Around 12%: tax, notary and registration fees. Every buyer pays these, with or without an agency. I mention this in our first conversation, and you receive a precise breakdown for your price along with the proposals. You can also work it out yourself using the calculator.

Will I get a mortgage from a Spanish bank?

Usually, yes. Spanish banks also lend to buyers from Poland – you don't need to live or work here. We'll check the terms during our call, before you reserve anything.

How it works

Do I need to speak Spanish?

No. We speak Polish, and you receive every contract and document translated into Polish before you sign anything.

Do I have to come in person to sign the documents?

You come over to view the apartments. Everything else can be handled via a power of attorney signed before a notary – I then take care of the formalities locally, and you receive everything translated into Polish.

How long does the whole process take?

From a month and a half for a completed apartment to two or three years if you buy off-plan. Very little of that is your time: a conversation, a few days of viewings and collecting the keys.

What if I don't know yet what I'm looking for?

That's the most common starting point. Select “Not sure yet” in the quiz – I'll compare the regions and real costs for you before you start browsing hundreds of listings.
