Costa Blanca – a guide for property buyers

The Costa Blanca is the coastline of the province of Alicante in the Valencian Community: around 200 km of beaches from Dénia in the north to Pilar de la Horadada in the south. It is the region of Spain most often chosen by Poles: direct flights from many Polish cities to Alicante-Elche airport, mild winters, more than 300 days of sunshine a year and new-build prices lower than on the Costa del Sol.

Northern or southern Costa Blanca?

The northern part (Dénia, Jávea, Calpe, Altea, Benidorm, Villajoyosa, Finestrat) is hilly, green and more expensive: villas with sea views, coves and rocky cliffs. The south (Torrevieja, Orihuela Costa, Guardamar del Segura, Pilar de la Horadada, Algorfa, San Miguel de Salinas) is flat, sunny and more affordable: new developments with swimming pools, golf courses, the Torrevieja salt lakes and large Polish and Scandinavian communities, which make it easy to find a Polish doctor, shop or school.

What properties and at what prices

Our database currently holds 823 properties on the Costa Blanca in 453 new developments, with prices from 111 700 €. Most are apartments with a communal pool, followed by villas and townhouses; in the south, bungalows with a garden or solarium are also popular. We update prices daily from the developers' systems.

Costs of buying a new-build property on the Costa Blanca

On top of the price of a new-build property bought from a developer, you pay 10% VAT (IVA), stamp duty (AJD) at the Valencian Community rate, and notary, land registry and legal fees. In total, you should budget for around 13–14% on top of the price. The buyer pays no agency commission.

How we buy with Aria Spain

Together we choose developments that suit your budget and lifestyle, arrange viewings or online presentations, check the developer and the documents, sort out your NIE number, bank account and mortgage, and we are there in person for the signing at the notary and the handover. All in Polish, with no commission for the buyer.

Frequently asked questions about the Costa Blanca

Where on the Costa Blanca do most Poles live?

In the south: in Torrevieja, Orihuela Costa, Guardamar del Segura and Pilar de la Horadada. There are Polish shops, doctors, law firms and Saturday schools there, and Alicante-Elche airport is 40–60 minutes away.

What is the weather like on the Costa Blanca in winter?

Winters are mild and sunny: usually 15–18°C during the day and rarely below 8°C at night. The World Health Organization has listed the climate around Torrevieja and Alicante among the healthiest in Europe, partly thanks to the microclimate of the salt lakes.

Is a property on the Costa Blanca a good buy-to-let investment?

The region has a long tourist season and steady demand for long-term lets from retirees from northern Europe. Short-term letting requires a tourist licence, and its availability depends on the municipality and the community of owners; we check this before purchase and can manage the letting after handover.

How long does it take to buy a new-build home on the Costa Blanca?

For a completed property, it usually takes 4–8 weeks from reservation to signing the deed at the notary. For a development under construction, you sign a reservation agreement and a private purchase contract, payments are made in stages into an account covered by a bank guarantee, and the deed is signed once the building has been completed.

Can I get a mortgage from a Spanish bank for a home on the Costa Blanca?

Yes. Non-residents can usually obtain financing of up to 60–70% of the property's value over a term of up to 20–25 years. You will need an NIE number, proof of income from your country of residence and your credit history. We help throughout the process and compare offers from different banks.
