What does the process of buying property in Spain look like?

The process of buying property in Spain consists of several stages: choosing a property, negotiating the price, signing a reservation agreement and paying a deposit, obtaining an NIE number (Número de Identidad de Extranjero), signing the notarial deed (escritura) and registering the property with the Land Registry. The whole process usually takes 4 to 8 weeks.

What are the additional costs when buying a property?

The additional costs of buying a property in Spain amount to approximately 10-13% of the property's value. They include transfer tax (ITP) or VAT for new-build properties, notary fees, registration at the Land Registry and legal fees. The exact amounts depend on the region and the value of the property.

Can I get a mortgage as a foreigner?

Yes, Spanish banks grant mortgages to foreign buyers. It is usually possible to obtain financing of up to 60-70% of the property's value. The required documents are a passport, an NIE number, proof of income and a credit history from your country of residence. We assist you throughout the entire financing process.

What is an NIE number and how do I get one?

The NIE (Número de Identidad de Extranjero) is a foreigner's identification number in Spain, required for all legal and financial transactions. It can be obtained at a Spanish consulate in Poland or directly in Spain at a police station. Processing times range from a few days to several weeks.

Which regions of Spain do you recommend for buying property?

We specialise in the Costa Blanca, Costa Cálida and Costa del Sol. Each of these regions offers exceptional advantages — from more than 300 days of sunshine a year and well-developed infrastructure to a diverse range of properties, from apartments to luxury villas. We will be happy to help you choose the location that suits your needs.

Do you offer help after the purchase?

Yes, we offer comprehensive after-sales service. We help with connecting utilities, property insurance, finding a rental management company and all administrative formalities. Our clients can count on support at every stage.

Can I view properties in person?

Of course! We organise individual viewing trips during which you can see your selected properties in person. We provide airport transfers, accommodation and full assistance throughout your visit. We can also arrange an online video presentation for those who are unable to travel in person.

What documents are needed to buy a property?

To buy a property in Spain you will need: a valid passport or ID card, an NIE number, proof of the source of funds and, if you are taking out a mortgage, proof of income. Our legal team will help you gather all the necessary documents.
