Costa Cálida

Costa Cálida – a property buyer's guide

The Costa Cálida, or "warm coast", is around 250 km of the Region of Murcia's coastline, south of the Costa Blanca. It is the warmest and driest of the three coasts we operate on, and new homes here are the most affordable. Its biggest attraction is the Mar Menor: the largest saltwater lagoon in Europe, shallow and warm, separated from the Mediterranean by the La Manga sandbar.

Where it is and how to get there

The region is served by two airports: Murcia-Corvera (RMU), 30–40 minutes from the Mar Menor, and Alicante-Elche, with direct flights from Poland, around an hour away by motorway. The regional capital, Murcia, is a university city of 450,000 inhabitants, and the port city of Cartagena has a Roman theatre and one of the most beautiful old towns in Spain.

Towns where we have properties

Los Alcazares (64), San Pedro del Pinatar (45), Torre Pacheco (35), Cartagena (28), Aguilas (22), La Manga (16), Mazarron (15), Murcia (14), San Javier (13), Fuente-Álamo (9), Alhama de Murcia (6), Avileses (5)

What properties and at what prices

Our database currently holds 294 properties on the Costa Cálida across 149 new-build developments, with prices from 82 000 €. Around the Mar Menor (Los Alcázares, San Pedro del Pinatar, San Javier), new apartments and semi-detached houses close to the beach predominate; inland (Torre Pacheco, Fuente Álamo) you will find villas and bungalows on golf resorts; in the south (Mazarrón, Águilas) quiet coves and even lower prices.

Costs of buying a new-build property in the Region of Murcia

On top of the developer's price you pay 10% VAT (IVA), stamp duty (AJD) at the Region of Murcia rate, plus notary, land registry and lawyer's fees. In total around 13–15% on top of the price. The buyer pays no agency commission.

How we buy with Aria Spain

Together we choose developments, arrange viewings or online presentations, check the developer and the documents, sort out your NIE number, bank account and mortgage, and we are there in person for the signing at the notary and the handover. In Polish, with no commission for the buyer.

Frequently asked questions about the Costa Cálida

How does the Costa Cálida differ from the Costa Blanca?

It is warmer, drier and quieter, with less mass tourism and lower prices. The Mar Menor offers warm, shallow water ideal for families with children and water sports; on the other hand, it lacks a Polish community as large as the one in Torrevieja, although that is only 30–40 minutes' drive away.

Is the Mar Menor clean?

In recent years the lagoon has suffered serious environmental problems and is now covered by a protection programme and restrictions on agriculture in its catchment area. Water quality is improving and the beaches are signposted and monitored; before you buy, we tell you plainly what the situation is in each town.

Who is the Costa Cálida for?

For those looking for a warm climate all year round, a new home with a garden or pool for the price of a flat on the Costa Blanca, golf (Torre Pacheco, Roda, Hacienda Riquelme) and peace and quiet instead of resort bustle.

How far is the Costa Cálida from the airport?

Murcia-Corvera: 30–40 minutes from Los Alcázares and Cartagena; Alicante-Elche: about an hour from Mar Menor, about 1.5 hours from Mazarrón and Águilas.

Can I buy a property on the Costa Cálida with a mortgage?

Yes, on the same terms as everywhere in Spain: non-residents can usually borrow up to 60–70% of the property's value. We help with the NIE number, the bank account and comparing banks' offers.
