What affects the price of an apartment in Torrevieja?

Distance to the sea

Closer to the sea doesn't have to mean more expensive. We have 63 apartments within 500 m of the sea, and their average price is €322,000. More than 2 km from the beach there are 24, and they cost €339,000 on average.

Further from the beach, developers mostly build complexes with gardens, and the apartments there are bigger. In the centre, right by the beach, you're more likely to find smaller apartments in blocks.

Ready or under construction, and when is handover

116 listings are under construction and 17 are ready to move into. For 6 of the listings under construction the completion date is in 2026, for 5 in 2027. For the rest the developer hasn't given a date.

That's why we always ask the developer about the date before you reserve. Ready to move into right away are, for example:

Comment from Katarzyna Wabia – investment advisor

If you want to walk to the beach, look in Torrevieja among the apartments under construction. That's where you'll find the most listings close to the sea and the cheapest apartments to start with. If you'd rather have more space and want to use the apartment straight away, compare ready apartments and bungalows in complexes a bit further from the beach. Before you reserve, we check with the developer when it will be finished and exactly what is included in the price.

What costs come on top of the price?

When you buy a new apartment from a developer, you pay VAT (IVA) and stamp duty (AJD). On top of that come the notary and the land registry entry. You'll find the rates and sample calculations in our guide How much does it cost to buy an apartment in Spain. To buy, you also need an NIE number. You don't pay an agency commission: at Aria Spain the buyer pays 0%.
