Buying a property in Spain from a developer takes place in several stages: choosing a development, a reservation with a deposit (usually €6,000–10,000), a preliminary contract with a payment of 30–40% of the price, and a notarial deed on collecting the keys, when the balance is paid. On top of the price you need to add 10% VAT (IVA), 1.5% AJD tax, approx. 1–2% for notary, translation and registration costs, and the lawyer's fee.
Below we describe the whole process step by step, with an emphasis on new developments on the Costa Blanca and Costa del Sol.
Why buy a property from a developer?
The primary market is chosen both by people looking for a second home and by investors. The main advantages of a new property in Spain:
- modern technology and turnkey finish,
- developer's guarantee – up to 10 years,
- residential complexes with a pool, gardens, parking and security,
- no need for renovation – the property is ready to move into or to rent out straight away,
- flexible payment plans – often without the need for a mortgage at the outset.
Prices of new apartments in Spain are still competitive compared with the primary market in Poland.
Where to look for new properties in Spain?
Three regions are the most popular:
- Costa Blanca – including Alicante, Torrevieja, Guardamar, Orihuela Costa, Villajoyosa,
- Costa del Sol – the Málaga area, Marbella, Estepona,
- Murcia and the Costa Cálida – a cheaper alternative for investors.
As an agency specialising in the primary market, we have access to vetted developments, including some before their official launch (so-called pre-launch).
What does buying a property from a developer look like step by step?
1. Choosing the location and development
Decide what matters most to you: a sea view, proximity to the airport, a quiet neighbourhood or rental yield. On that basis we present matching offers from vetted developers.
2. Reserving the property
Once you have chosen a specific apartment, you sign a reservation agreement and pay a deposit, usually €6,000–10,000. It secures the property until the main contract is signed.
3. Signing the preliminary contract
At this stage you pay 30–40% of the property value. The remainder is payable on collecting the keys. If needed, we help you obtain a mortgage from a Spanish bank.
4. Handover of the property and notarial deed
Once construction is complete, you sign the transfer of ownership with a notary, receive the keys and the full documentation. The property is entered in the register in your name.
5. Registering utilities and management
On your behalf we register the electricity and water meters and the internet. We can also take care of subsequent short-term or long-term rental.
What are the additional costs of buying from a developer?
When buying a home in Spain on the primary market, the following must be added to the price:
- 10% VAT (IVA) – the standard rate when buying from a developer,
- 1.5% AJD (stamp duty on legal documents),
- notary, translation and registration costs – approx. 1–2%,
- lawyer's fees.
Why buy with the help of an agency?
Buying a property abroad is harder when you do not know the local regulations and language. By working with us:
- you pay no commission – in Spain the agency's costs are covered by the developer,
- you have access to pre-launch offers and promotions,
